Subdivision Compliance Services (SCS) have been project managing ‘small-lot developments’ since 2005. The managing partners have over 20 years of collective experience to draw on.
SCS have managed approximately 500 small-lot projects during this time with most of these projects have required Development Approvals. We have also project managed the building construction on more than a 20 of these sites ranging from renovations ($40k - $420k), 17 residential house/town-houses, and a 3-level 26 unit/apartment development.
SCS has developed an extensive understanding of the regulatory issues and conditions of subdivision developments that are imposed by Queensland Development Code (QDC) and the various councils of SE Queensland - Brisbane City, Redlands Shire, Gold Coast/Logan City, Moreton Bay Regional and Ipswich City.
This breadth of knowledge means that SCS can assess your proposed development from the initial concept through to completion.
Subdivision Compliance Services have established a refined & effective group of professional service providers and competent & qualified trade contractors necessary to bring these projects from initial concept through to completion.
At SCS, we take a very practical approach to each project and manage it as if it were our own.
Each project is managed with the minimum amount of undertaking required and without un-necessary expense.
In 2009, SCS established a new division - Construction Project Management Services. This new division came about by the increasing number of requests from our clients, who we had managed the subdivisions for, seeking a trustworthy expert to coordinate and oversee (project manage) the design & construction of the buildings of their developments.
This service includes coordinating the design, engineering (hydraulic & structural), BA approvals, quantities & specifications, construction tender & contract negotiation, and finally periodic site inspections to assess progress, contingencies, and quality of the project. Basically, SCS abridge the clients interface with the builder at the ‘micro’ level, which assists by improving the degree of understanding that the client may/or may not have of the construction process. All contracts are negotiated on behalf of the client but are executed (signed) directly between the contractor and client. We also ensure that contractors are appropriately licensed and insured.
Today, Subdivision Compliance Services offers integrated project management services that encompass every aspect of small-scale residential developments.
